What is PropTech — in plain English?
PropTech stands for Property Technology. It is the industry of software products built to make buying, renting, selling, and managing property easier. Think of the property industry as a city full of paperwork and phone calls. PropTech is the software that replaces the paper and the phone calls with apps and automation.
A landlord with 10 properties used to track rent payments on a spreadsheet, chase late payers by text, and store tenancy agreements in a filing cabinet. A PropTech platform replaces all of that with one dashboard. The tenant logs in and pays rent. The landlord sees it arrive. If something breaks, the tenant submits a photo. The landlord assigns a contractor. No phone calls. No paper. No chasing.
PropTech covers a wide range of products. Some focus on helping people find properties to rent or buy (like Rightmove, but with features incumbents will not build). Others focus on the behind-the-scenes management — rent collection, tenancy renewals, gas safety certificate reminders, deposit protection. There are also PropTech products for commercial property, property investment, short-term lets, student accommodation, and build-to-rent developments.
The opportunity is massive. The UK rental sector alone involves more than 4.6 million private rented households. Most are still managed using a mix of spreadsheets, email, and legacy software built in the 2000s. If you have spotted a workflow that can be automated or a user experience that can be dramatically improved, you are in the right market. We are the MVP development agency that can help you build it.

5 signs you need a PropTech MVP right now
Not sure whether a working product is the right next step? Here are five clear signals that tell you it is time to stop planning and start building.
- 01
You keep explaining your idea to letting agents — and they all say "we need this"
Verbal validation is great, but it is not the same as someone using a product. When multiple professionals in the industry tell you the same pain point exists, you have enough signal. What you need now is a real product they can log into — not another Notion doc or pitch deck.
- 02
You are manually doing what the software would automate
Many PropTech founders start by doing the job manually — chasing rent by text, updating a spreadsheet, forwarding maintenance requests by email. If your process already works but you are doing it by hand, that is the clearest sign that software can replicate it. You have already de-risked the business model. Now automate it.
- 03
Investors keep asking to see traction before committing
A seed investor will not write a cheque based on a slide deck in most PropTech sectors. They want to see 50 active landlords, a 90% on-time rent collection rate, or 200 property listings. None of those numbers are possible without a working product. An MVP is the fastest path to fundable traction.
- 04
A big letting agency has offered to pilot your product — but you have nothing to show them
A pilot agreement with a 50-branch letting agency can transform your fundraise. But they need something to pilot. Getting from idea to pilot-ready product in 6 weeks is exactly what our{' '}PropTech MVP sprint is designed to do.
- 05
You have been planning for more than 3 months without shipping anything
The planning phase is important — but there is a point where more planning creates more uncertainty rather than less. If you have been refining your spec for months, the fastest way to learn what actually works is to put a real product in front of real landlords or tenants. The feedback from 10 real users is worth more than 100 hours of internal meetings.
Real examples: what Greta has built for PropTech founders
Here are three representative projects — the kind of PropTech products we build in 6 weeks. Names and identifying details are illustrative, but the products and challenges are real.
RentFlow
Automated rent collection for small portfolio landlords
A former letting agent noticed that landlords with 3–15 properties were underserved by enterprise software like Yardi but too professional for spreadsheets. The founder came to Greta with a clear workflow: Direct Debit rent collection, automatic arrears chasing, and a monthly statement for their accountant. We built a web platform in 6 weeks with GoCardless integration, a landlord dashboard showing every tenancy and payment, and automated email reminders for tenants. Within 3 months of launch, the founder had 80 paying landlords and used that traction to raise a £250k pre-seed.
TenantDesk
Maintenance management platform for build-to-rent operators
A build-to-rent developer managing 300 units across 2 sites found that maintenance was their biggest operational headache — phone calls from tenants, no audit trail, contractors invoicing for work that had never been approved. We built a tenant portal (a website tenants log into from their phone — no app download needed) where tenants submit maintenance requests with photos, and a contractor portal where trades people receive and update job status. The property manager gets a single dashboard showing every open job by site, age, and priority. The developer reduced their maintenance response time from 4 days to 11 hours.
KeyPass
Digital tenancy onboarding for independent letting agents
A group of 3 independent letting agents were losing deals to larger chains that offered digital onboarding — digital ID checks (verifying someone's identity online), online credit referencing, and e-signed tenancy agreements. The agents could not afford enterprise referencing platforms. We built a white-label onboarding tool they could use with their own branding, connecting to Onfido for ID verification, Canopy for credit referencing, and DocuSign for e-signatures. A tenant goes from applying to having a signed tenancy agreement in under 24 hours — without printing a single piece of paper.
What PropTech products does Greta build?
PropTech is not one product — it is a family of related software products, each serving a different part of the property industry. Here are the types of platforms we build most often. If yours is not on the list, speak to our team — we are happy to scope something custom.
Residential property management platforms
All-in-one platforms for private landlords and letting agencies. Covers property listings, tenant applications, rent collection, maintenance tracking, and compliance document management. Think of it as a digital letting agency desk — everything in one place.
Tenant portals
A dedicated web or mobile app for tenants to pay rent, submit maintenance requests, upload documents, and communicate with their landlord or property manager. Tenants access it on their phone — no friction, no phone calls. Builds in less time than you think using our standard portal components.
Property investment & portfolio tools
Dashboards for property investors to track yields, mortgage payments, capital growth, and cash flow across a portfolio. Some include rental market data from APIs (like external databases) to help investors find the next acquisition. We also build tools for fractional property ownership platforms.
Commercial property platforms
Platforms for office leasing, industrial unit management, and retail property. Commercial deals are more complex than residential — longer leases, service charges, break clauses — so the workflow and data model differ significantly. We have built for both sectors.
Short-term let & holiday rental tools
Platforms for managing Airbnb-style short-term lets — channel management (syncing availability across booking platforms), automated guest messaging, cleaning schedules, and dynamic pricing. If your market is short-term or holiday let, this is a distinct product category.
Landlord-tenant marketplace
Two-sided platforms where landlords list properties and tenants discover and apply — with full transaction capability. This is the most complex PropTech category. We scope it as a{' '}<Link href='/marketplace-mvp-development/' className='text-accent hover:underline'>marketplace MVP</Link>{' '}with distinct landlord and tenant user flows from the start.

Common mistakes PropTech founders make — and how to avoid them
We have helped dozens of PropTech founders build their first product. These are the patterns we see most often — and the fixes.
Trying to replace Zoopla in version one
Rightmove and Zoopla have 20+ years of data and marketing spend. You cannot out-feature them. The PropTech products that win do so by picking one underserved user (small landlords, HMO operators, build-to-rent managers) and doing one workflow 10x better than the incumbents. Start narrow. Expand later. We call this the single workflow focus — identify the one thing your users will switch platforms for and build that first.
Building a mobile app before a web product
A native mobile app (one you download from the App Store) takes longer and costs more than a web app. For most PropTech MVPs, a responsive web app — one that works beautifully on a phone browser — is enough to validate the product. We recommend starting with web and adding a native mobile app (iOS and Android) in v2 once you have proven retention. This can save you £10,000–£20,000 in your MVP budget.
Skipping the data model for property relationships
Property data is complex. A property has units. Units have tenancies. Tenancies have rent schedules. Rent schedules have payments. Payments have ledger entries. If you design this incorrectly at the start, every feature you add later becomes a refactor. We spend dedicated time on architecture in week 1 — it is not optional, and it is why our PropTech products do not collapse under their own weight when you add 1,000 landlords.
Leaving compliance to the end
GDPR, deposit protection rules, Right-to-Rent checks — these are not features you add at the end. They are architectural decisions. For example, you cannot easily add a right-to-erasure flow (a legal requirement that lets users delete their data) if your database design does not account for it. We build compliance into the data model from day one — it is always cheaper than retrofitting.
Charging nothing in the MVP to get users
Free users give you activity data but not financial validation. The question investors and you yourself need answered is: will someone pay for this? Even a low price (£10/month per landlord) in the MVP tells you something critically important about willingness to pay. We encourage founders to charge from launch — even if the number is small — so you have real revenue data to show.
What your PropTech MVP includes
Every PropTech minimum viable product we build covers the core modules landlords and tenants actually use — from property search through to automated rent collection and maintenance resolution. Here is what ships in 6 weeks.
Property listings & advanced search
Multi-filter search across location, price, property type, bedrooms, and availability. Listing creation with photo upload, floor plan storage, EPC ratings, and map-based search powered by Mapbox or Google Maps. Optional Rightmove and Zoopla feed integration.
Tenant onboarding & referencing
Digital application forms, ID document upload, and integration with referencing providers such as Homelet, Let Alliance, or Canopy. Automated workflow moves applicants from enquiry to referencing to offer in a single tracked pipeline — landlords see status in real time.
Automated rent collection
Direct Debit rent collection via GoCardless, with Stripe as a card fallback for deposits and one-off payments. Automated rent schedules, payment reminders, failed payment retries, and a full rent ledger per tenancy. Landlord payouts via bank transfer on collection day.
Maintenance request & job tracking
Tenants submit maintenance requests with photos and priority classification from their portal. Landlords or property managers assign jobs to contractors, track progress through status stages, and close with a resolution note. Full audit trail per property.
Landlord dashboard & reporting
A single dashboard showing portfolio overview, upcoming rent due dates, active maintenance jobs, tenancy renewal alerts, and occupancy rate by property. Exportable rent statements and transaction history for accountants and HMRC self-assessment. We build this as a proper custom dashboard — not a table of data.
Document storage & e-signatures
Secure cloud storage for tenancy agreements, gas safety certificates, EPCs, inventories, and deposit protection confirmations. DocuSign or HelloSign integration for e-signed lease execution. Expiry alerts for compliance documents ensure landlords never let certificates lapse.
How we build your PropTech MVP in 6 weeks
Our process is designed for founders who want speed without cutting corners on the things that matter — data architecture, compliance, and user experience. If you want to understand what an MVP is before we dive in, that link will help.
- 01
Discovery & PropTech scoping (Days 1–5)
We run a structured discovery sprint with your founding team to map the target landlord or tenant persona, define the core workflow that will drive retention, and produce a scoped feature list with wireframes. Think of it like writing a recipe before you cook. You leave knowing exactly what ships in week 6 and what is saved for v2.
- 02
Architecture & property data modelling (Days 6–10)
Our engineers design the database — how properties, units, tenancies, rent schedules, maintenance jobs, and documents connect to each other. We select the tech stack (typically Next.js, Node.js, PostgreSQL, and AWS or Vercel) and configure the development environment, automated tests, and staging server. The foundation that everything else is built on.
- 03
Core build — listings, onboarding & payments (Weeks 2–4)
The main building phase. Property listing creation and search, tenant application and referencing flow, GoCardless Direct Debit setup and rent schedule automation, and the landlord portfolio dashboard. API integrations (connections to external services like GoCardless and referencing bureaus) are completed here.
- 04
Tenant portal, maintenance & documents (Week 5)
We build the self-serve tenant portal — maintenance request submission with photo upload, job status tracking, rent payment history, and document access. Document storage with e-signature flows goes in here, along with compliance document expiry alerts for landlords.
- 05
QA, compliance review & go-live (Week 6)
End-to-end testing across all user roles, GDPR data handling review, PCI DSS compliance check for payment flows (PCI DSS is the global card payment security standard), and production deployment to your chosen cloud environment. We hand over documentation and provide a 30-day post-launch support window.
- 06
Post-launch support & v2 planning (Days 43–72)
30 days of included support — bug fixes, small adjustments, and performance monitoring. Plus a post-launch review session where we look at real user behaviour data together and help you prioritise what to build next. The MVP is the beginning, not the end.

PropTech MVP development options compared — 2026
There are four main ways to build a PropTech product. Here is an honest comparison of cost, timeline, and what you actually get.
| Option | Cost | Timeline | What you get |
|---|---|---|---|
| Traditional agency | £80,000–£200,000 | 6–12 months | Full build but slow, expensive, and often over-engineered for an MVP stage |
| Freelancer | £20,000–£60,000 | 3–9 months | Lower cost but you manage the project, handle compliance, and risk key-person dependency |
| No-code tools | £0–£500/month | Weeks | Fast to start but hits walls quickly — property data models are too complex for most no-code tools |
| Greta | From £15,000 | 6 weeks | Full PropTech MVP with rent collection, tenant portal, and landlord dashboard — fixed price, 30-day support included |
Prices are indicative for the UK market in 2026 and depend on scope, integrations, and complexity. We provide a fixed quote after a free discovery call.
Why PropTech products take so long to build — and how we cut that time down
Property management software sits at the intersection of financial regulation, legal compliance, and complex multi-party workflows. A tenant application alone involves identity verification, credit referencing, Right-to-Rent checks, deposit protection, and lease signing — before a single pound of rent has been collected. Most agencies try to build all of this at once and ship nothing for 12 months.
The PropTech sector raised over $18 billion globally in recent years according to KPMG, yet the majority of platforms that reach Series A can be traced back to a focused MVP that proved one core workflow — whether that was frictionless tenant onboarding (like Goodlord), automated rent collection (like PayProp), or a landlord-first maintenance platform (like Fixflo). The lesson: validate the highest-value workflow first, then expand.
Our approach is to identify the single workflow your target user will pay for or switch platforms to access. We build that well in 6 weeks and instrument it so you have real behavioural data for your seed round or Series A. We have seen founders raise on the back of 200 active landlords and a 98% on-time rent collection rate — numbers a focused MVP agency can help you hit. If you are also considering a mobile app MVP, we can scope that alongside the web platform.
PropTech also overlaps with adjacent sectors like cleantech (energy performance, smart building technology) and logistics (parcel management in residential developments, last-mile delivery in commercial properties). If your product spans multiple categories, we have built in those spaces too.

Frequently asked questions about PropTech MVP development
Real questions from PropTech founders we have worked with — answered honestly.
How long does it take to build a PropTech MVP?+
Greta delivers PropTech MVPs in 6 weeks. Week 1 is discovery and architecture. Weeks 2–4 cover the core build including property listings, tenant onboarding, and automated rent collection. Week 5 adds the maintenance module and document storage. Week 6 is QA, compliance review, and launch. Most founders are surprised how much we can ship in that time — the key is a disciplined scope that keeps v2 features out of v1.
What does a PropTech MVP from Greta cost?+
PropTech MVPs start from £15,000. The final price depends on the number of integrations (GoCardless, Stripe, Rightmove feed, Open Banking), the complexity of the property search engine, and whether you need a native mobile app alongside the web platform. We give you a fixed quote before we start — no hourly billing, no surprises. If the scope changes, we agree a change order before building anything new.
Which payment providers do you integrate for rent collection?+
We integrate GoCardless for Direct Debit — the standard for UK residential rent because it is lower cost than card and handles recurring payments cleanly. We also integrate Stripe for card payments and deposit handling, and Open Banking via TrueLayer for instant bank transfers. For US-based property platforms, we can connect to Plaid. The choice depends on your geography, your tenants' preferences, and your transaction volume.
Can you build a two-sided marketplace for landlords and tenants?+
Yes. Our PropTech MVP architecture supports separate landlord and tenant portals with role-based access — each with their own dashboard, notification preferences, and document views. A two-sided marketplace (where both landlords and tenants transact through the platform) is a more complex product, but we can scope it within the 6-week timeline if the feature set is focused. Think of it like two separate apps sharing the same database and talking to each other. We have built this before — see our marketplace MVP service for more.
Do you handle GDPR and Right-to-Rent compliance in the MVP?+
We build GDPR-compliant data handling into the platform from day one — data residency in the UK or EU, right-to-erasure flows (a legal requirement letting users delete their data), encrypted document storage, and audit logs. Right-to-Rent identity verification (checking a tenant has the legal right to rent in the UK) can be integrated via a third-party provider such as Onfido or Yoti during the MVP build. GDPR compliance is architectural — it cannot be bolted on at the end, and we never treat it as an afterthought.
Do I need to be technical to work with Greta?+
Not at all. Many of our PropTech founders come from letting agencies, estate agencies, or property investment backgrounds — not software. We translate your domain knowledge into technical decisions. You explain how rent collection and tenancy renewals work in the real world. We figure out how to build it. You review and approve at each stage. We build and ship. No technical background required.
What tech stack do you use for PropTech MVPs?+
We typically use Next.js (a modern web framework — think of it as the scaffolding that holds the website together) for the web interface, Node.js for the backend (the hidden engine that processes data), and PostgreSQL for the database (the structured filing cabinet that stores everything). Hosting is on AWS or Vercel depending on your needs. For mobile apps, we use React Native so you get both iOS and Android from one codebase. You own everything — the code, the database, the hosting account. It is all yours on day one.
What happens after the MVP launches?+
You get 30 days of post-launch support included — bug fixes, small adjustments, and performance monitoring. After that, most clients either bring development in-house (we document everything to make this easy) or continue with us on a monthly retainer to build v2 features. We also run a post-launch review session where we look at real user behaviour data together and help you prioritise what to build next. The MVP is the beginning, not the end. Many of our PropTech clients are still working with us 18 months after their initial launch.
